Structural: Foundation walls, floors, walls attic areas and crawl space areas are checked for unusual settling, cracks, water penetration, rot, proper ventilation and other structural problems. Roof: Inspected for blistering, leaks, unusual sagging and estimated remaining life expectancy, the gutter system and down spouts, roof penetrations, chimney exterior and flashing. Insulation is also checked. Electrical: The electrical supply, ground, receptacles and switches are checked for amperage/volt rating, overheating, type wiring, proper installation, operation, etc… Heating/Cooling System: The heating and cooling systems are checked for proper installation, air flow and thermostat operation. Plumbing: The plumbing and fixtures are inspected for leaks, proper supply and drainage. The water heater is inspected for proper operation, installation, etc. Appliances: Built-in appliances such as dishwashers, ranges, disposals, and refrigerators are checked for proper operation.
